Emergency Generator

Contained within each emergency generator’s control panel or located on the body of the generator, you will find a run time meter called an hour meter that will show the amount of operational use for the generator.

Record hours of run times, if original to property. Divide age of property into hours of run time to establish years of operational use. This information will allow the potential buyer to determine how often the gen-set was operated.

Ask for the service records from the generator service provider to determine the frequency of maintenance.

Ask if routine oil samples and analysis from the generator have taken as part of their property management program. Oil samples will show any copper and steel wear in the samples, and dilution of the generator oil will indicate possibility of fuel passing thru the injectors.

Recent load bank testing at ½, ¾ and full load capacity. Indicate total amperage at each of the loads indicated.

Test report indicating the time for the A.T.S (automatic transfer switch ) transfer from commercial power to emergency transfer. Then reverse transfer after commercial power is restored.

Record the run time to allow the generator cool down cycle to complete.

Ask for the records for the generator battery service and load testing for deep cycle capacity.

A true emergency generator is a standalone entity, not depending to be supplied by an additional source of any kind to perform its critical task, Example: thermostat controlled fresh water dump not requiring an engine mounted radiator, remotely located radiator and fan system to exhaust the hot air.

Self contained approved fuel storage tank for at least an 8 hour run time at full load capacity.

Emergency fuel supplier and generator maintenance contractor information located on control panel of engine.

Ask if any of the existing tenants have been allowed to use or been connected to the building generator. This can be a real risk to both the new owner and tenant alike. Ask for them to provide documents authorizing their use, it if this has been allowed.
